An Energy Performance Certificate is a legal requirement for the sale or rental of most residential property in England and Wales. Polglase Property will supply an Energy Performance Certificate in an electronic Report delivered direct to your email address (and/or your Estate Agent or Solicitor). Our prices start at only £50 for a typical studio flat varying on a sliding scale depending on the gross floor area of the property to be assessed, reflecting the additional survey work involved. Charges for larger properties can be reduced if copies of approved floor plans are provided.
Hard copies of Energy Performance Certificates and Energy Data Input (10 pages) can be supplied in comb binder at £5 each.
Your Energy Performance Certificate will usually be available within 24 hours of the survey. Delays of up to two days can occur however, if your property does not have a registered postcode.


What is an EPC?

An Energy Performance Certificate (EPC) is now part of a Home Information Pack (HIP) and has been a legal requirement for the letting of property since 1st October 2008.

The certificates are commissioned by the seller (or their agent) from a Domestic Energy Assessor (DEA), such as ourselves, who visits the property to collect the relevant data and creates the EPC certificate. This data includes the date, construction and location of the house and relevant fittings (heating systems, insulation or double glazing, for example).

Home Energy Inspection

Both Sellers and Landlords of residential property are now required to produce an Energy Performance Certificate (EPC) before marketing their homes as part of the new Home Information Pack (HIP's) Legislation that came into force on 1st August 2007 and was recently amended to include rented properties. DEAs (Domestic Energy Assesors) and HI's (Home Inspectors) are specially trained to collect the data and produce the reports on all domestic properties which are now included as a mandatory document within the Home Information Pack.

The report itself includes information on dimensions, construction, heating and other services that are provided to the property. This information is then input into an approved software system which generates the report. From this, the software rates the property's current energy efficiency and carbon footprint comparing it to its potential efficiency. This potential efficiency is based on the assumption that simple recommendations included in the EPC are implemented by either the seller or buyer.


What does the report tell me?

An EPC (Energy Performance Certificate) is the final product that results from our inspection and will have an A to G rating similar to those now found on domestic appliances such as fridges & freezers.

Our Energy Performance Certificate will tell you how energy efficient your home (or prospective home) is on a scale of A-G. The most efficient homes - which should have the lowest fuel bills - are in band A.

Energy Performance certificate

The Certificate also tells you, on a scale of A-G, about the impact the home has on the environment. Better-rated homes should have less impact through carbon dioxide (CO2) emissions. The average property in the UK is in bands D-E for both ratings. The Certificate also includes recommendations on ways to improve your home's energy efficiency to save you money and help the environment.
